Terms and Conditions

1. Prices and Taxes

1.1. Rates: All rates are quoted in EUR (Euro) and are subject to change without notice. Additional taxes, including Value Added Tax (VAT) and tourist taxes, may apply as required by local regulations.

2. Payment Terms, Timing & Cancellation Policy

2.1. Payment Methods: We accept payment via major credit cards, including Mastercard, Visa and American Express. We do not accept bank transfer or cash.

2.2. Timing of Payment: 30 days prior to your stay, your credit card will be charged in full for your entire stay. You credit card statement will say “Beach House Outeirinho Ericeira”

2.3. Cancellation Policy: You may cancel a reservation 30+ days before your stay with no penalty. After 30 days, your credit card will be charged and you will only receive 50% refund if cancellation is between 29-15 days prior to stay. After that date, you are responsible for the entire bill and will not be able to receive a refund if you cancel between 0-14 days beforehand.

2.4. Hotel Items & Incidentals: There are a number of hotel items available for you to use during your stay. They include towels, bedding, items in the suite, items in the breakfast area, games, books, etc. If you like a specific item and are interested in buying it as a souvenir, please inquire with hotel staff about whether or not that item is for sale. The market value of any items missing from the suite at time of checkout will be charged to the credit card on file if not recovered.

2.5. Damage To Hotel Property: Please use care around Beach House Outeirinho and treat it as well as you would your own home. Normal wear and tear is understandable. If you accidentally break something, please just let us know so we can fix it. Repairs for excessive damage will be charged to the credit card on file.

3. Traveling with Minors

3.1. Child Policy: Children under the age of 18 must be accompanied by an adult. We have a couple portable cribs subject to availability.

4. Accessibility or Special Needs

4.1. Accessibility: We strive to provide accessible accommodations for guests with disabilities. Please inform us of any special requirements at the time of booking and we will try to accommodate.

5. Smoking & Vaping Policy

5.1. Smoking and Vaping: Smoking and vaping are both strictly prohibited inside the hotel and on the balconies. A 250 euro penalty and cleaning fee will be charged for any violations. Designated smoking areas may be available outside the property.

6. Parking

6.1. Parking Facilities: Limited parking facilities are available onsite. Parking is subject to availability. There is ample street parking on a quiet street in front of the hotel if hotel is full. There are currently no electric car charging stations available at the hotel.

7. Noise Policy

7.1. Noise: Guests are expected to respect the comfort and privacy of other guests. Before 10am and after 10pm, guests must turn off any music and limit talking to quiet voices. Excessive noise or disturbances may result in eviction without refund.

8. Pool Policy

8.1. Pool Safety: The use of the pool is at the guest's own risk. Children must be supervised by an adult at all times. There is no lifeguard or staff at pool.

8.2. Pool Hours: Pool hours are from 10am to 10pm daily. We ask you not to use the pool outside these hours to respect the comfort and privacy of our other guests and neighbors.

8.3. Eating & Drinking: You are welcome to drink and eat responsibly at the pool.

8.4. Pool Towels: Available on site upon request. Please do not take the pool towels to the beach. We have beach towels you can borrow.

9. Hotel Events

9.1. Events: The hotel may host events or functions which could affect the availability of certain facilities or disturb other guests. Advance notice will be provided whenever possible.

10. Pets

10.1. No pets allowed: While we love animals, your pet is not allowed to stay on-property or in your vehicle. This includes dogs, cats, reptiles, birds, etc.

10.2. Dog on property: Beach House Outeirinho has a dog that lives in the private residence on property and may be seen in the grounds. Feel free to say hello! His name is Hill.

10. Dispute Resolution/Issues

10.1. Dispute Resolution: Any disputes or complaints should be addressed to the hotel management promptly for resolution. We aim to resolve all issues in a fair and timely manner.

11. Use of Personal Information

11.1. Privacy Policy: We are committed to protecting the privacy of our guests. Personal information provided during the booking process will be used solely for the purpose of completing the reservation, notifying the Portuguese government authorities for reporting required by law, and will not be shared with other third parties without consent.

11.2. Marketing: We may send you a newsletter about up and coming events at the hotel. You will be able to opt out at any time.

12. Liability

12.1. Liability Disclaimer: The hotel is not liable for any loss, damage, or injury to guests or their property during their stay, including but not limited to theft, accidents, or natural disasters.

12.2. Left Behind Property: Please take every opportunity to ensure that you do not leave personal items behind when checking out. If you do, you may contact management and we will attempt to locate this item for you. We will keep the item on site for 14 days so you may have the chance to retrieve it. Failure to retrieve item after 14 days will result in the item being given to those in need in the Ericeira community.

13. Force Majeure

13.1. Force Majeure: The hotel shall not be liable for any failure or delay in performing its obligations under these terms and conditions due to circumstances beyond its reasonable control, including but not limited to acts of God, war, terrorism, or natural disasters.

14. Third Party Rights Waiver

14.1. Third Party Rights: These terms and conditions are for the benefit of the guest and the hotel and are not intended to confer any rights or remedies upon any third party.

15. Severance

15.1. Severance: If any provision of these terms and conditions is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.

By making a reservation with us, guests acknowledge that they have read, understood, and agreed to abide by these terms and conditions.
